A number of property investment companies simply exist to offer their own properties to clients (normally new builds) and bombard investors with e-mails promoting them - whether these properties are right for the client or not. Others will only sell properties to clients if they also agree to pay for the refurbishment costs and will then drastically alter the appearance of the flat to create extra rooms in order to create better yields. This strategy is fine in a rising market but investors may find it difficult to sell at a profit if the market slows down. Also, when you come to sell the property you may be restricted to the investment market as the property may have limited appeal to owner occupiers.

Our clients also have the opportunity to invest in residential, commercial and land which truly provides our clients with a unique investment proposition, thus offering clients the opportunity to become involved in property deals they would otherwise never have access to.
Development/ refurbishment opportunities
Clients who are looking for properties in need of refurbishment have the opportunity to renovate the properties themselves and consequently make the profit rather than the investment property company (see testimonials). Clients then have the choice to sell the property on the open market, or to change the property into a rental investment. It may sound attractive to some investors that the investment company takes care of the entire refurbishment but you, the client, could be paying dearly for the privilege.
Maximise your rental income
We can provide traditional properties both residential and commercial with tenants already in place, ensuring you an immediate rental income stream as soon as you take ownership of the property. You then have the choice of managing the property yourself to maximise income or to choose a letting agent from our preferred providers (see providers) or you may wish to use a letting agent you have previously dealt with.

McEwan Fraser only operates in selected areas of Scotland, where our consultants have excellent local knowledge and strategic business providers to help us provide 'off market' opportunities to our clients. We do however provide commercial and land acquisition opportunities throughout Scotland. Please note that it is your responsibility to have sufficient funds or suitable finance in place for any properties that you wish to purchase from McEwan Fraser.
