Martin Cook - Forth Homes

Martin Cook is a property developer who was first introduced to McEwan Fraser through his architect. The project was an 18 unit residential property development located in a picturesque rural village of Paxton, near Berwick upon Tweed. Martin contacted McEwan Fraser to gain an understanding of how they could help him increase funding on the project as he was considering doing a joint venture with one of the big developers due to lack of funding for the project. Within days of approaching McEwan Fraser and presenting his development plans and cash flow forecasts, McEwan Fraser was in a position to introduce and recommend the project to the Clydesdale Bank.
After a number of discussions and meetings all parties were keen to progress with the project and, within a matter of weeks, development funding of £1.3m was in place. McEwan Fraser's agreement to buy four properties 'off plan' and conclude missives at a discounted price was a key element in increasing the level of funding for the project.
The site proved more popular than expected and Martin decided it would be more profitable to sell all properties on the open market rather than off plan. Martin approached McEwan Fraser again to negotiate buying them out of the missives, which they agreed to do.
