McEwan Fraser purchased four units 'off plan' from a development of twelve luxury new-build flats in central Edinburgh. All units were bought at a discounted price direct from a small private developer.
Rebecca Borowski, an interior designer and client, purchased one unit from McEwan Fraser and transformed it into a show flat for the other three units. All remaining units were purchased by McEwan Fraser investors, two of which were secured at 20% under market valuation. Due to the high standards of the show flat, all flats were easily sold on the open market after a period of only three months and our client enjoyed a return of around £25,000 on the project.
McEwan Fraser are not great fans of new-build 'off plan' developments unless the developments are sensibly priced in excellent locations and offer real prospects for clients to sell the properties quickly or offer excellent rental opportunities.
